Messenger Terrace is undergoing a major renovation, transforming the existing home into a high-end coastal residence built to meet the demands of its beachfront Ōakura site. Sitting within a severe coastal exposure zone and an Extra High wind zone, the exterior will be reclad in Accoya horizontal weatherboards from Hermpac — a modified timber prized for its dimensional stability and long-term durability, specified for the performance this exposure demands as much as the refined, natural finish it brings to the home.
Inside, the renovation is reshaping the home around natural light and a premium standard of finish. Opening Velux skylights will draw daylight deep into the plan, while Uno's thermally-broken aluminium joinery frames wide, double-glazed sliding doors that open the living spaces out toward the coastline and keep the home warm against the exposed site. Feature round windows will punctuate the elevations, a considered architectural detail that lends the home a distinctive character among the horizontal run of weatherboard cladding.
The outdoor living space will be rebuilt as an engineered deck, suspended on Viking Buzon adjustable pedestals over a Viking Enviroclad waterproof membrane, with Hermpac timber decking forming the walking surface. Frameless glass balustrades will run the length of the deck, keeping the sea view uninterrupted — a true entertainer's outlook once complete.
