On Gladstone Street in Hawera, we are building a pair of two-bedroom homes under one roof for an investment client. Designed by Mote Design, the duplex will be a well-built, comfortable place to live, with every material and detail chosen to keep it cost effective to build and low maintenance for years to come.
The two units will mirror each other, with their garages placed side by side in the centre of the building. A fire and acoustic-rated wall will separate the two homes, and setting it between the garages means neighbours will only share a wall where the house is least used. Each unit will have an open-plan kitchen and family area, two bedrooms and a bathroom, and a laundry set into the garage to keep the floor plan compact.
Brick veneer will wrap the exterior under a hipped Coloursteel roof, giving both homes a durable, low-maintenance finish. The deep eaves will shelter the joinery and brickwork from the weather, and the single, continuous roofline will keep the building straightforward to frame, roof and maintain.
Inside, the specification will focus on keeping the homes warm and running costs down. Each unit will have double glazing, insulation throughout, its own heat pump and continuous gas hot water, along with a private outdoor living area and room to park off the shared driveway.
