There's a particular kind of satisfaction in taking a tired old villa and giving it a completely new lease on life, and that's exactly what we did with this Dives Avenue renovation. This 1910s villa started life as part of the Wilson Street development before being moved onto a subdivided section here in Hawera — a project that gave the old home a whole new chapter. From there we stripped it back and rebuilt it from the inside out, working through both the interior and exterior over five months.


The existing roof was in good shape, so it was freshly painted to bring it back to its best. Floor and ceiling insulation went in to bring the villa up to a modern standard of warmth and comfort, and new aluminium window inserts tightened up the joinery throughout. Inside, the layout was opened up to create a connected, easy-flowing living space, with the indoor areas extending out through to a large deck — the kind of space that's built for entertaining as much as everyday living.


What started as a rundown villa in need of some serious attention finished up a sharp, contemporary three-bedroom home.
