For a straightforward new home build, you're typically looking at around 4 months for planning and consenting, followed by approximately 6 months of construction. That means most of our clients move into their new home within 11-12 months of starting the process. But like any building project, your timeline will depend on what you're building and how the process unfolds.

What Does a Typical Build Timeline Look Like?

So what does a typical NZ build timeline look like? Across the industry, new home construction generally takes 6 to 12 months once you're on site, while the total process—including design and council consents—can range from 9 to 18 months. Standard builds on flat sites tend to sit at the quicker end of that range, while architecturally complex or multi-storey homes naturally take longer. The good news? With the right planning, you can keep things moving smoothly.

Here's how the stages typically break down:

Planning and consenting: This covers everything from initial design, confirming your materials and finishes, through to obtaining your building consent. At RP Builders, we typically work through this stage in around 4 months, though more complex designs or additional council requirements can extend this.

Foundation and slab: Once consent is granted and we're on site, the first 4 to 8 weeks go into site preparation and laying the foundation—an exciting milestone that makes it all feel real.

Main construction: This is where you really see your home take shape. From framing through to interior finishes, this stage typically takes 20 to 26 weeks (roughly 5 to 6 months) for a standard home.

Final compliance: After construction wraps up, there's a final inspection and documentation, then you receive your Code Compliance Certificate (CCC) before final handover and you can officially move in.

Site conditions: Sloping sections or challenging soil conditions may require additional foundation work. The upside? These sites often offer the best views and most unique builds. A flat site with good ground conditions is quicker, but we're experienced with all types of terrain.

Weather: New Zealand weather can be unpredictable, particularly during foundation pours and roofing stages. While we can't control the weather, experienced builders know how to plan around it and minimise any impact on your timeline.

Material availability: Early ordering and strong supplier relationships go a long way. We work closely with trusted suppliers to keep materials arriving when they're needed, keeping your build on track.

Council processing: Consent timeframes vary between councils and depend on the complexity of your application. A well-prepared application with all the right documentation helps things move through smoothly.
